Walk the Whole Route First

Private roads rarely fail evenly. One stretch holds water, another has lost its shoulder, a third is fine. We walk the full length rather than pricing off the section visible from the road, because the sections that need rebuilding are usually not the ones people notice.

Culverts, crossings, and where runoff leaves the lane get particular attention. On a long lane, drainage decides the lifespan more than asphalt thickness does.

Making the Scope Easy to Share

When several households share a road, the estimate can separate common work from optional sections and mark agreed limits. How the cost gets divided is between the owners — that's their agreement, not ours — but the construction scope should be clear enough that everyone is reading the same document.

Gravel to Asphalt

A gravel lane can be paved when the grade, drainage, and base are ready to carry it. Existing gravel does not automatically mean the base is suitable — sometimes it is, often it needs correction first. The site visit determines what preparation the conversion actually requires.
